When in the process should we engage Studio Pandan?

Ideally, we’re brought in before layout decisions are finalised. Getting us involved early lets us design out potential issues that might otherwise appear after move-in. If you’ve just signed a lease or are planning a new office, that’s the perfect time to start the conversation.

The WELL Building Standard is a framework that helps buildings and organisations create intentional spaces that support human health and well-being. It offers research-backed strategies to improve health through design interventions, operational protocols, and policies, while promoting a broader culture of wellness. Evolving from the pioneering first version of the WELL Building Standard, WELL integrates insights from a diverse global community of users, practitioners, public health experts, and building scientists.

Our practice lead is trained in the WELL Building Standard and is currently pursuing formal WELL AP accreditation through the International WELL Building Institute (IWBI). Regardless of whether a project seeks formal certification, we use the WELL framework to guide our methodology on every engagement.

We serve multinational corporations, Malaysian companies, and government-linked companies (GLCs) operating in or expanding into Malaysia. Our clients include project managers, HR leaders, CEOs, CFOs, and corporate real estate teams—anyone responsible for where their people work. In addition, we offer WELL consulting services to building facilities providers, building management companies, and engineering firms.

Most firms begin with layouts and finishes, then hand over the keys. We begin with your people — and the environmental conditions they need to do their best work. During the fit-out, we embed monitoring sensors and stay involved after move-in to verify the space is performing as promised. That’s the difference: accountability.

We track three dimensions of workplace performance continuously and in real time. Energy monitoring covers HVAC, lighting, IT equipment, and other building systems. The workplace health score measures CO₂, PM2.5, TVOC, humidity, and lux levels. Space utilisation tracks occupancy by zone, peak and off‑peak usage, underused spaces, and capacity trends. All data flows into a live dashboard that your leadership team can quickly understand and act on.

The WELL framework underpins our methodology, with or without formal certification. Our monitoring yields measurable improvements that can be reported internally, building a clear evidence base. When the data and business case are established, formal certification can follow; in fact, many clients start without certification and decide to pursue it later once they see the results.

Yes. Our monitoring delivers facility-level environmental data—including energy consumption, air quality, and occupant health metrics—that flows directly into sustainability disclosures. This is especially important for Bursa-listed companies as they navigate evolving sustainability reporting requirements.

In this 30‑minute, structured consultation, we assess your current or planned workspace against the WELL framework. Together, we explore five key areas: your people challenges, environmental conditions, how your space is being used, ESG reporting obligations, and project timeline. Following the session, you’ll receive a concise, one‑page diagnostic summary that clarifies your current position and outlines the opportunities ahead—before you make any commitment.

Each project is scoped individually according to floor area, complexity, and the required level of post-occupancy monitoring. After conducting an initial workplace diagnostic, we then provide a detailed, transparent proposal. The diagnostic is complimentary.
